Makkah Province is the most densely populated of the 14 Saudi Arabian provinces and comprises of three main cities being Jeddah, Makkah, and Al Taif. Jeddah, located on the coast of the Red Sea, is the major urban center of western Saudi Arabia. Being the largest city in Makkah Province, the largest sea port on the Red Sea, and the second largest city in Saudi Arabia after the capital city, Riyadh, Jeddah is an important commercial hub in Saudi Arabia. Jeddah has grown into one of the most commercial centers in the Middle East. The city also serves as the primary transit point for religious pilgrims visiting the two holy mosques in the cities of Makkah and Medina.

It is estimated that Jeddah’s population stood at c.3.8mn by 2013 and it is anticipated to grow to nearly 4mn by 2016. Jeddah’s population is young, with approximately 50% of the population under the age of 24 in 2013.

As of 2007, expatriates comprised c. 38% of the city’s population. The Government’s Jeddah Strategic Plan estimates that the expatriate proportion of the population has risen to 48% in 2010 thus increasing demand for high end real estate components in the city.

Due to an increasing local population, combined with an influx of corporate employees and expatriates into KSA, demand for office space, hotels and residential areas is expected to rise considerably.

Recognizing the significance of Jeddah as a key regional business center with the aim to boost Jeddah’s real estate market, Jeddah Municipality (Amanah) provided its development arm and 100% subsidiary Jeddah Development and Urban Regeneration Company (JDURC) 847,379 square meters of land to develop a sustainable and diversified real estate project in a prime area in Jeddah.

In turn JDURC has established Durub Jeddah to be the master developer for Heart of Jeddah Project. With the ambition to build and operate Saudi Arabia’s most attractive destination for business, shopping, lifestyle and comfort, Durub Jeddah’s purpose is to develop the Heart of Jeddah Project, aiming to add a unique and distinctive destination to the city of Jeddah.
